The boutique MGallery brand hotel is expected to open in Nay Pyi Taw, Myanmar in Late 2013.

Located in the cities Hotel Zone, this 5 Star hotel was designed by The Beaumont Partnership.

The hotel site has a total built area of 22,000 m2 and features 4 separate guest buildings with amenities such as pools and restaurants. Some buildings also feature gymnasiums, function areas, meeting rooms, spas and lounge areas.

The hotel is designed to strict Accor Hotel Group’s engineering requirements.

EEC Lincolne Scott  was involved in the design and documentation of all M&E Services including air conditioning & ventilation systems, electrical and communications systems, fire protection & life safety systems and plumbing & hydraulic systems.

The air conditioning systems utilises energy efficient VRF technology, which operate on HFC refrigerants which are more environmentally friendly than CFC or HCFC refrigerants.

Energy efficient heat pumps were utilised for guestroom domestic hot water, which provides free cooled air to improve efficiency of the condenser units and save energy consumed by the air conditioning system.

Precooled fresh air is also provided to each guest room, with temperature sensors located within guest rooms to maintain ideal comfort for occupants. Heat recovery from exhaust air in the pre-cooled fresh air units is also used to reduce the energy for air conditioning.

Other highlights of the MEP features of this project include HV ring main infrastructure with 100% generator back-up, and central wastewater treatment system which treats waste water for reuse for irrigation, reducing potable water demand.
One of the challenges of the project was the accelerated project schedule.

EEC Lincolne Scott worked closely with the architects to ensure that a highly coordinated design was achieved.
